Make sure that you are proactive about controlling any pests. You should ideally have an exterminator visit the property at least every other month. This could be useful if you are on vacation or you live elsewhere.

While you will have to pay to ensure the property is free from pests, it is worth it. When your tenants see how well you look after the property, they will tell their friends. This potentially means that when they leave, other people might want to rent your property.

  1. Look After the HVAC System

Looking after the HVAC system is crucial. This is because doing so will help to prevent you from having to replace it soon. Have the whole system service at least once every 12 months. Include a full clean in this and make sure any worn parts are replaced. This will help to improve the quality of the air through the property.
